Threefold Development Academy Annual Summit
The room where builders come back to what matters.
One annual gathering for people carrying real responsibility across capital, development, construction and community. The Threefold Annual Summit is being built around candid teaching, live case work, durable relationships, and the decisions practitioners rarely discuss from a public stage.
Real projects. Honest tradeoffs. Useful relationships. No disguised sales pitch.

Real decisions
The facts, tradeoffs, mistakes and judgment behind consequential development work.
Four disciplines
Capital, development, construction and enduring leadership at the same table.
Working relationships
Structured time to meet people by how they think and work — not merely exchange cards.
Substance first
No pay-to-play stage, hidden upsell, manufactured urgency or parade of disguised pitches.
The experience
Built for the conversations that usually happen after the meeting.
The final program is still being developed. The Summit is being shaped around the following experience principles; exact sessions, speakers, times, formats and access are published only after approval.
Experience preview · Final program subject to approval
01
Practitioner teaching
Experienced operators addressing the decisions, controls and consequences behind the work — not presenting polished theory from a distance.
02
Live case work
Projects and scenarios examined through capital, development and construction perspectives, including the assumptions and tradeoffs that change the answer.
03
Working tables
Smaller discussions organized around useful questions, clear disciplines and problems practitioners actually carry.
04
Candid postmortems
What worked, what failed, what it cost, and what should become a system before the next project begins.
05
Deliberate relationship time
Space to build professional relationships without forced networking theater, lead trading or selling from the floor.
What it will be
- A practitioner-led gathering centered on real development decisions
- A place for capital, development and construction disciplines to meet at the same table
- Transparent case studies, including mistakes, tradeoffs and lessons
- Structured time to build genuine relationships
- Sessions designed to produce clearer judgment and useful action
- A public event with meaningful access for Academy members under terms published before registration opens
What it will not be
- A pitch festival
- A celebrity-speaker carousel with little practical substance
- A room sold on false urgency or inflated promises
- A guarantee of deals, funding, partnerships or introductions
- A hidden gateway to an undisclosed higher-priced offer
- An event where sponsors can purchase unmarked teaching time
Program pillars
Four disciplines, one table
Select a discipline to follow the work it brings into the room, and the question it carries.
Access preview
Different ways to enter the room. One published standard.
The Academy is evaluating the access formats below. Final package names, prices, capacity, eligibility, inclusions, exclusions and member terms will be released together before registration opens.
In-Person Summit Access
Designed for the complete in-room Summit experience, including the sessions and relationship-building elements ultimately published with the final program.
Under development
Virtual Access
Intended to make approved Summit teaching available beyond the room through the format, schedule, materials and recording terms published at release.
Under development
Practitioner Working Sessions
Smaller, work-centered sessions are being evaluated for attendees who want deeper case discussion and structured application.
Under review
Team Participation
Team access and group pricing are being evaluated for companies that want capital, development and construction leaders learning together.
Under review
Academy Member Access
Access terms for Academy graduates, Inner Circle members and Private Coaching members will be published clearly before registration opens.
Terms not yet announced
These are planning directions, not ticket offers. The final release controls what is available and included.
No hidden ladder
You will see the full price before we ask you to register.
When registration opens, every package will show its complete price, capacity, inclusions, exclusions, Academy member treatment, payment terms, refund and transfer policy, and any travel or meal information. No call will be required to discover the real offer. No lower-priced ticket will exist merely to lead into a mandatory upgrade.

The room
A room for people carrying real responsibility.
The Summit is being designed for developers, builders, owners, capital partners, lenders, brokers, consultants, public-sector professionals and serious emerging practitioners who value candor, preparation, responsibility and long-term relationships.
We are not trying to fill the largest ballroom. We are trying to assemble the right room around useful work.

- Consultants
- Public-sector professionals
- Serious emerging practitioners
Standing policy
The stage is not for sale.
Sponsorship may support the gathering. It does not purchase authority, credibility or unmarked teaching time.
This policy is permanent
- Speakers are selected for substance, judgment, experience and alignment — not follower count alone.
- Paid sponsorship never guarantees a speaking role.
- Any sponsored content is labeled clearly.
- The Academy does not sell attendee information.
- Partners may not use manipulative, misleading or high-pressure conduct at the event.
- Every speaker and sponsor is expected to serve the room before serving themselves.
Standards
How speakers and sponsors are held
These standards apply before a single name or logo is announced.
Substance before follower count.
Sponsorship never buys the stage.
Sponsored content is labelled as sponsored content.
Attendee information is not sold.
No manipulative or high-pressure selling in the room.
Serve the room before serving yourself.

When every item above is settled and approved, registration opens. This is a list of what is still outstanding — not a countdown, a release date or a reason to hurry.
If a fact is not approved, this page says “Not yet announced”. We do not use “coming soon” as a substitute for a decision, and there is no countdown until registration has a real approved closing time.
Terms SUMMIT-2027-V1
Registration terms and refund policy
These are the standing Summit terms. They are published here before any payment is accepted, and the version you accept is stored with your registration.
Your registration
- A registration is confirmed only when payment is completed. Submitting this form or reaching the payment page does not reserve a seat.
- Each registration admits one person. Names on registrations must be the names of the people attending.
- If the event reaches capacity before your payment completes, your payment is not taken or is refunded in full.
What your ticket includes
- Admission to all published Summit sessions for the days covered by your ticket, in the format (in person or virtual) stated at purchase.
- Any meals, materials or recordings are included only where the Summit page says so at the time you register. If the page does not list it, it is not included.
- Travel and accommodation are never included unless the page expressly says they are.
Refund and transfer policy
- You may cancel for a full refund up to 60 days before the first published day of the Summit.
- Between 60 and 30 days before the first published day, you may cancel for a 50% refund.
- Inside 30 days, registrations are not refundable, because venue and catering commitments are final by then.
- Instead of cancelling, you may transfer your registration to another person at no charge at any time up to 7 days before the event, by emailing mail@threefolddevpartners.com with both names.
- If the Academy cancels the Summit, every registration is refunded in full, automatically, to the original payment method. If the dates move, you may keep your registration for the new dates or take a full refund — your choice.
- Refunds are issued to the original payment method within 10 business days of approval.
Conduct and content
- The speaker and sponsor standard published on the Summit page applies to every attendee: no manipulative, misleading or high-pressure conduct, and no selling from the floor.
- The Academy may refuse entry or remove anyone who breaches that standard; in that case no refund is owed.
- Recording and photography rules are published with the final event details and apply to all attendees.
Honest limits
- The Summit is education and relationship-building. It does not promise deals, funding, partnerships, introductions or any particular outcome, and no speaker session should be taken as financial, legal or investment advice.
Questions
- Email mail@threefolddevpartners.com or call 254-489-8048 before you register. We would rather answer a question than process a refund.
