Private Coaching · 12 Months · Six Members Maximum
When the decisions are personal, the guidance should be too.
Private Coaching is the Academy's most focused advisory relationship: direct coaching built around your projects, your company, your decisions and your development as a leader.
Only 6 members may participate at one time. Private Coaching members are also part of the Inner Circle and count toward its —-member limit.

What makes it private
Concentrated attention, not more content
The work begins with your priorities and is shaped around the decisions actually in front of you. Private Coaching is appropriate when delay, confusion, weak structure or a missed issue could have meaningful consequences — and when you are prepared to act on clear counsel.
What you get / what you do not get
Included, and not included
Included

What coaching is not
- Guaranteed funding, capital, lender approval or investor introductions
- Guaranteed deal approval, profitability, entitlement, closing, construction outcome or return
- Legal, tax, securities, engineering, architecture, brokerage or other licensed professional advice
- Done-for-you underwriting, fundraising, entitlement, construction management or development services
- Automatic joint ventures, co-GP relationships or access to Threefold Development Partners
- Emergency, 24/7 or unlimited on-call consulting
- Acting as your developer, owner representative, broker, contractor, attorney, CFO, investment adviser or fiduciary
- A promise that Threefold will invest in, lend to, acquire, manage or partner on a project
- Authority to make decisions or sign documents for you
Private Coaching is high access, not unlimited access. Session cadence, response windows, preparation requirements and communication channels are defined in the coaching agreement so both sides can do excellent work.
The coaching rhythm
How the year runs
Diagnostic
Establish the facts, priorities, strengths, constraints and immediate risks.
Roadmap
Agree on the outcomes, decisions, milestones and operating rhythm for the year.
Prepare
You submit current information and decision questions before scheduled sessions.
Coach
Sessions focus on judgment, strategy, structure, accountability and action — not performance theater.
Execute
You own implementation and engage licensed or technical professionals where required.
Review
Progress, decisions and priorities are revisited throughout the term.
Why the number is small
Concentrated attention has a limit
Six defined lanes, each carrying one member's work into the same faculty attention. Beyond that, the attention stops being concentrated.
How a session is worked
The decision in front of you
Sessions are worked against a decision, not a curriculum. This is the shape that work takes.

Fit
Who this is for
Best fit
- Owners, principals, developers, capital leaders and operators carrying real responsibility
- People willing to prepare thoroughly
- People who tell the truth early
- People who implement between sessions
- People who want to be held accountable
Not a fit
- Applicants seeking access without preparation
- Anyone looking for constant reassurance
- Anyone wanting to outsource responsibility
- Anyone seeking implied endorsements or guaranteed capital
- Anyone wanting a prestigious badge with no appetite for hard work
Why only six
Attention is finite.
We would rather serve six people deeply than sell access to twenty and pretend everyone is receiving the same care. When all six positions are filled, new applicants may be considered for a waitlist. No deposit is collected merely to wait.

Questions
Direct answers
Who coaches me?
Coaching is delivered by the Academy faculty — Capital, Development and Construction — with the lead coach assigned by the nature of your work and confirmed before enrollment.
How often do we meet?
Session cadence is set in your coaching agreement and published in the coaching calendar. We do not advertise a frequency before it is agreed with you.
Is Inner Circle included?
Yes. Full Inner Circle membership runs for the same 12-month term.
Can my partner join sessions?
Sometimes, when the decision genuinely involves them and we agree in advance. Coaching remains a relationship with you.
Can you review a live deal?
Yes. Live decisions are exactly what the sessions are for. We work on judgment, structure and process; we do not take the decision from you.
Will you raise capital or invest?
No. Coaching does not include capital raising, investor introductions, lending or any Threefold investment in your project.
Can you speak with my attorney, CPA or consultants?
Where it helps and you arrange it, yes. We do not replace your licensed professionals and we do not give legal, tax or securities advice.
What happens between sessions?
Reasonable written check-ins through the designated member channel, within the response windows defined in your agreement. That is high access, not unlimited access.
What if I need done-for-you services?
Coaching is not a service engagement. Professional services are a separate matter and are handled separately from the Academy.
What happens if we determine the relationship is not aligned?
We say so plainly and discuss it with you. The coaching agreement governs how the engagement is concluded.
