Leave with a defensible go / no-go decision on a real site.
Bring this with you
The work in the room is done on your own project, so come with something real.
- One real site you are considering, or one you have walked away from
- Whatever information you already hold on it — survey, listing, plat, notes
- The question you need answered about that site
The detailed module-by-module outline is published here as the Academy approves it. Nothing is shown until it is approved — the subjects above are the confirmed scope of the course.
The April 2027 in-person Development 101 cohort in McKinney is the Academy's first class. Its virtual cohort follows, using professionally recorded teaching from that in-person workshop with facilitated application and Q&A. Dates remain tentative until confirmed.
How the work is built
Evidence first, lots last
Qualification is an order of operations. Each layer has to stand before the next one means anything.
Evidence stack
Select a subject to light up the layer it produces. Every subject is listed in full above — this is a way of seeing the order they are worked in.
The decision
Three honest answers
The course teaches you to reach one of these and defend it. The Academy does not make the decision for you.
GO
The evidence supports continued work, and the open questions are ones you can carry.
HOLD
Material questions remain unresolved. More evidence is needed before money is committed.
NO-GO
A fatal flaw or an unacceptable risk is identified, and walking away is the disciplined answer.
The three days
01
Evidence
Establish what is actually known about the site.
02
Feasibility
Test whether the evidence supports the use.
03
Decision
Reach go, hold or no-go, and write down why.
Subdivision Opportunity File
- 01Evidence ladder
- 02Site facts and constraints
- 03Fatal-flaw findings
- 04Preliminary lot-yield logic

Apply
Apply before a cohort opens

Enrollment
How enrollment works
One open cohort per format
At most one in-person and one virtual cohort of this course are open at any time. The two queues move independently.
Next cohort only
Only the next cohort in each format is listed. Later cohorts are not shown until the current one sells out.
Waitlist in order
When a cohort sells out, a first-come waitlist opens. If no next cohort is approved, you can leave your email to be notified.
